Westboro: where walkable meets Ottawa
Westboro has become the model of Ottawa's urbanist housing pivot. Wellington West is a genuine walkable commercial strip, Confederation Line LRT puts the area 12 minutes from downtown, and infill density has reshaped what the housing stock looks like. The result is a neighbourhood with real urban character and prices to match.
Who Westboro suits
- Buyers who actively want to walk for coffee, dinner, and errands
- Federal government workers using LRT for downtown commute
- Empty-nesters trading large suburban lots for low-maintenance city living
- Young professionals and DINK households
Pricing in 2026
- One-bedroom condos: $440K–$560K
- Two-bedroom condos in newer buildings: $620K–$880K
- Older two-storey detached on smaller lots: $880K–$1.1M
- Modern infill semis (three-storey, 1,800–2,400 sq ft): $1.2M–$1.5M
- New custom detached infill: $1.6M–$2.2M
- Premier streets (Athlone, Tweedsmuir, Roosevelt): $1.4M–$2.0M
Westboro median list price has been running around $1.21M through 2026.
The Confederation Line factor
Tunney's Pasture station is the LRT gateway to Westboro. Westboro station is one stop further west. From either, downtown is 8–12 minutes. This is the single biggest driver of Westboro's price strength.
Anything within a 10-minute walk of either station carries a measurable LRT premium of 4–8%.
Schools
- Nepean High School — historically strong academics
- Notre Dame High School — Catholic, popular
- Broadview Public School — French immersion
- Churchill Alternative School — well-regarded alternative program
Westboro schools are solid, though not the strongest in Ottawa. Many Westboro families opt into French immersion or alternative programs.

- Westboro Beach on the Ottawa River
- SJAM (Sir John A. Macdonald) Parkway pathway access

The infill transformation
Westboro has been the centre of Ottawa's infill development. What used to be 50-foot lots with single 1950s bungalows have become three-storey semis with rooftop terraces and rear lanes. The newer infill stock has reset comparable prices and made Westboro one of the few Ottawa neighbourhoods where prices fully recovered to 2022 peaks by 2026.
This has trade-offs. Some longtime Westboro residents miss the older character. New construction quality varies — buyers should be picky about builders.
Tarion and new infill
New Westboro builds carry Tarion Home Warranty (1 year on workmanship, 2 years on mechanicals, 7 years on major structural). Verify enrollment before closing on any infill. Reputable Westboro infill builders in 2026: Astro Design and Build, Sierra Gate, Caivan, several boutique builders.
What's been moving in 2026
Two-storey detached on tree-lined streets in the $1.1M–$1.4M bracket move in 14–21 days. Modern semis in the $1.2M–$1.5M range have a small but consistent buyer pool — typically professionals 35–55 trading up.
Condos have been the softer segment. Newer building units over $700K sit longer; older units under $550K move steadily.
The Westboro tradeoffs

- Smaller lots than suburban equivalents
- Premium pricing across the board
- Some new infill quality concerns
- Limited family-sized stock at family-friendly prices
What I'd tell a buyer considering Westboro
This is the neighbourhood I send people to when they say "I want urban but I don't want condo and I don't want to pay Glebe prices." Westboro hits the sweet spot for many. Just go in clear-eyed on the price reality.
