Orleans neighbourhood guide: the francophone east end

Orleans: Ottawa's family suburb on the east end

Orleans is Ottawa's largest east-end community, with a population around 110,000 and a distinct francophone heritage. It's been a steady family suburb for decades, and the 2026 market continues to reward that consistency.

Who Orleans suits

  • Bilingual or French-language families wanting French school options
  • Federal government workers within a 25-minute drive of downtown
  • First-time buyers looking for detached value
  • Families wanting newer construction at suburban prices

Pricing in 2026

  • Older Convent Glen and Queenswood Heights detached: $620K–$760K
  • Chapel Hill (original and South) detached: $700K–$840K
  • Avalon detached: $720K–$880K
  • Avalon executive and Cardinal Creek Village: $850K–$1.1M
  • Cardinal Creek waterfront/larger lot: $1.0M–$1.6M
  • Orleans townhouses: $500K–$640K

Orleans average sale price in 2026 has been running around $720K, up modestly from 2025 lows.

The LRT Stage 2 east factor

The Confederation Line east extension reached Trim in 2025, dramatically improving Orleans-to-downtown transit. A trip from the Trim station to downtown is roughly 35 minutes — comparable to driving in non-peak and substantially better in peak.

This has already shown up in transaction prices for homes within a 10-minute walk of LRT stations (Place d'Orleans, Trim). A premium of 4–7% over equivalent product further from transit is now embedded.

Schools

Orleans has the strongest francophone public school offering in Ottawa:

  • École secondaire publique Louis-Riel — French public secondary
  • École secondaire catholique Garneau — French Catholic
  • Cairine Wilson Secondary School — English public, well-regarded
  • St. Peter Catholic High School — strong academics
  • Numerous strong elementary schools across all four boards

Buyers prioritizing French-language education will find more options in Orleans than anywhere else in Ottawa.

Amenities

  • Place d'Orleans Shopping Centre — recently revitalized
  • Petrie Island and Petrie Island Park — Ottawa River beach and trails
  • Centrum Boulevard restaurants
  • Movati Athletic and several community centres
  • Bob MacQuarrie Recreation Complex
  • Easy 174 and Highway 417 access

The Orleans differentiators

What makes Orleans distinct from Barrhaven or Findlay Creek:

  1. Bilingualism. Roughly 40% of Orleans residents speak French at home. Signage is genuinely bilingual, schools are real, community events run in both languages.

  2. River access. Petrie Island and Petrie Lagoon give Orleans residents real waterfront recreation that Barrhaven simply doesn't have.

  3. Older established pockets. Convent Glen, Queenswood Heights, and parts of Chatelaine Village have mature trees, established walking patterns, and a feel that newer Barrhaven hasn't grown into yet.

What's been moving in 2026

Family detached in Avalon and Chapel Hill South under $800K continues to be the volume driver. Newer construction (post-2018) trades well; original 1990s product needs updates to compete.

Cardinal Creek Village high-end has been softer — buyers in the $1.0M–$1.4M Orleans bracket are relatively price-sensitive and the inventory has accumulated.

Convent Glen condos and townhouses are entry-level investment product worth watching — cash flow math is closer to working than in most Ottawa pockets.

The Orleans tradeoff

Two real considerations:

  • Distance from downtown. Even with LRT, Orleans is genuinely east. Date night downtown is a commitment.
  • Suburban culture. Strip malls and parking lots are part of the landscape. If you want walkable Wellington West vibes, Orleans isn't it.

What I'd tell a buyer considering Orleans

If your life centres on family, French-language schooling, or east-end work (CRA, NCC, federal offices off the 174 corridor), Orleans is genuinely the smartest value play in Ottawa right now. The LRT changed the commute math, and prices haven't fully caught up.
