Old Ottawa South: family-sized character close to downtown
Old Ottawa South sits south of The Glebe, bordered by the Rideau River on three sides. The neighbourhood is centred on the Bank Street south commercial strip, anchored by Hopewell Avenue Public School and Brewer Park, and shaped by Carleton University proximity.
For families wanting Glebe-style character with slightly larger lots and a bit more breathing room, OOS is often the answer.
Who Old Ottawa South suits
- Families committed to Hopewell or Lansdowne/Glebe collegiate
- Carleton University professors and staff
- Empty-nesters trading lawns for walkable city
- Buyers who find Glebe density too tight
Pricing in 2026
- Older semis and row houses: $760K–$960K
- Standard detached on 30-foot lots: $1.0M–$1.3M
- Larger detached on 40-foot lots: $1.3M–$1.7M
- Premier streets (Belmont, Brighton, Ossington area): $1.4M–$2.0M
- Riverside detached with views: $1.6M–$2.4M
OOS average sale price 2026: ~$1.09M.
The Hopewell effect
Hopewell Avenue Public School is the single strongest public elementary school brand in Ottawa. Catchment buyers will pay a premium of 8–12% over equivalent product outside the catchment. Hopewell graduates feed into Glebe Collegiate, reinforcing the pipeline.
Schools
- Hopewell Avenue Public School — flagship
- Lady Evelyn Alternative School — popular alternative program
- Glebe Collegiate Institute — Glebe and OOS share this secondary
- St. Patrick's Catholic High School
- French immersion options through both English boards
Amenities
- Bank Street south commercial strip — Hintonburg-like independent retail and restaurants
- Brewer Park — large park with arena, pool, sports fields
- Rideau River pathway access (multiple entry points)
- Mooney's Bay Beach (short drive)
- Carleton University walkable for some pockets
- Pretoria Avenue restaurants on the Glebe-OOS border
- Lansdowne Park (15-minute walk for north OOS)
The Carleton factor
Carleton University borders OOS to the south. This affects the neighbourhood in two ways: faculty and staff often live walkable to campus, supporting steady demand, and student rental conversions in older homes are common in the southernmost pockets. Buyers in those pockets should evaluate the rental concentration.
What's been moving in 2026
The volume sweet spot is family detached in the Hopewell catchment, $1.0M–$1.4M. Average days on market 18–25, often selling at or modestly above ask. The Belmont and Brighton areas remain consistent.
The southern edge of OOS (Cameron, Brighton south) has been slightly softer due to rental concentration and Carleton-related considerations.
The character of the housing stock
Mix of:
- 1910s–1920s Edwardian detached (similar to The Glebe)
- 1950s–1960s post-war detached with larger lots
- Some 1990s and 2000s infill
- A growing number of modern infill rebuilds on knockdown lots
The variety is part of the charm — OOS doesn't feel as architecturally uniform as The Glebe, which gives more options for buyers across price points.
OOS vs The Glebe
The honest comparison most buyers need:
| Factor | OOS | The Glebe | |---|---|---| | Walkability | Strong | Strongest | | Schools | Hopewell premium | Mutchmor premium | | Lot sizes | Slightly larger | Smaller | | Restaurant density | Good | Better | | Lansdowne access | 10-min walk | 5-min walk | | Average price | ~$1.09M | ~$1.19M | | Character density | Moderate-high | Very high |
For many families, OOS offers 90% of The Glebe lifestyle at 92% of the price, with slightly larger homes. That's why I move a lot of cross-shoppers from Glebe into OOS.
The OOS trade-offs
Pros:
- Strong schools (Hopewell, Glebe CI)
- Slightly larger lots than The Glebe
- Less tourist/event traffic
- Rideau River access
- Established neighbourhood feel
Cons:
- Older housing stock requires renovation budget
- Limited parking on some blocks
- Carleton student-rental concentration in southern pockets
What I'd tell a buyer considering OOS
OOS is the under-the-radar smart play for families who want what The Glebe offers but at slightly less premium. The schools alone justify a long look.
