Manotick: village character, larger lots, and a real commute
Manotick is a village of about 5,500 within the City of Ottawa, located 30 minutes south of downtown along the Rideau River. The neighbourhood is defined by the village core, the river, and the newer Mahogany community to the south. It offers what no other Ottawa neighbourhood does at the same price: real lot sizes, village atmosphere, and waterfront proximity.

- Families wanting acreage or large lots within Ottawa boundaries
- Boating, paddling, or river-life enthusiasts

- Mahogany detached: $750K–$1.0M
- Village detached on smaller lots: $850K–$1.2M
- Older Manotick area detached on 0.5–1 acre lots: $1.1M–$1.6M
- Waterfront Rideau River detached: $1.6M–$3.0M+
- Estate product (10+ acres in surrounding rural pockets): $1.5M–$4M
The Mahogany factor
Mahogany is the major newer community south of village Manotick, developed primarily by Minto and other large builders. It brought:
- New build inventory at Manotick prices
- A buyer pool of families wanting newer construction with village proximity
- Increased density and traffic on Bridge Street and Manotick Main
Mahogany detached in 2026 trades in the $750K–$1.0M range and has been the volume driver in the broader Manotick market.

- South Carleton High School (Richmond, serves some Manotick families)

- French immersion options through both boards
Schools are solid suburban — not Hopewell or Mutchmor, but reliable.

The river
The Rideau River is the defining feature. Direct waterfront on Rideau frontage commands a 25–40% premium over equivalent inland Manotick product. Water access matters even for non-waterfront buyers — most Manotick families have some boating or paddling involvement.
What's been moving in 2026
Mahogany detached in the $750K–$900K range moves steadily, typically 25–35 days on market.
Village detached on larger lots in the $1.1M–$1.4M range has been a buyer's market — multiple options available, sellers entertaining offers 4–6% below ask.
Waterfront product is its own market. Inventory is thin, prices are sticky on the way down, and deals close when the right buyer surfaces — not on calendar timing. Days on market can be 90+, but final prices hold.
The commute reality
This is the honest conversation. Manotick to downtown is:
- 25 minutes off-peak
- 35–45 minutes peak (longer in winter or with 416/417 disruptions)
- No LRT access; transit options are limited
Hybrid and remote workers can absolutely make Manotick work. Full five-days-in-office downtown commuters will feel it.
The Manotick trade-offs
Pros:
- Real lot sizes (most Ottawa neighbourhoods offer 30–50 foot lots; Manotick offers 60–100+)
- Village character and community
- Rideau River access
- Newer-build options in Mahogany
- Less expensive per square foot than Glebe, Westboro, OOS
Cons:
- Significant commute to downtown
- Limited walkability outside village core
- Schools good but not exceptional
- Higher property taxes per dollar of services in some rural pockets
What I'd tell a buyer considering Manotick
If your life is flexible — hybrid work, kids school-aged but not yet driving, you value space and quiet over urban access — Manotick is one of the few Ottawa neighbourhoods that offers a true rural-edge lifestyle without leaving city services.
If you need urban access daily, this is the wrong neighbourhood at any price.
