Kanata in 2026: the value play that grew up
Kanata isn't a single neighbourhood — it's a former municipality of around 110,000 people, spanning from Beaverbrook in the north to Bridlewood and Glen Cairn in the south. Each pocket has a distinct character and price band. Here's the broker's read.
Who Kanata suits
- Tech sector workers commuting to Kanata North (Nokia, Ericsson, Cisco, Ford, Shopify-adjacent companies, dozens of startups)
- Families prioritizing newer detached homes at suburban prices
- Anyone wanting better school options than the urban core average
- Buyers tired of $1.2M for a smaller Glebe home and willing to drive
Pricing in 2026
- Bridlewood, Glen Cairn entry: $580K–$680K (semis and townhouses)
- Detached in Bridlewood, Katimavik: $720K–$850K
- Beaverbrook, Morgan's Grant detached: $780K–$960K
- Briarbrook and Marchwood-Lakeside higher-end: $900K–$1.3M
- Kanata Lakes executive product: $1.1M–$1.6M
Average Kanata sale price has been bouncing between $830K and $870K through Q1/Q2 2026.
The Kanata North effect
The tech park employs roughly 24,000 people and continues to expand. Companies have been bringing workers back to the office through 2025 and 2026, which has reinforced demand for Kanata housing within a 15-minute drive of the park.
The new Kanata North LRT station (Stage 3 planning) is years away, but its eventual arrival is a real price driver. Anything within walking distance of where the station will land is worth watching as a longer-hold play.
Schools
Kanata has some of Ottawa's strongest public school options:
- A.Y. Jackson Secondary School — top-rated public, drives Morgan's Grant and Kanata Lakes demand
- Earl of March Secondary School — strong academic profile, IB program
- Holy Trinity Catholic High School
- Stephen Leacock Public School — French immersion, popular
- W. Erskine Johnston Public School
School zone arbitrage is real in Kanata. A house two streets inside the AY Jackson catchment can trade $40K–$60K above an identical house two streets outside.
Amenities
- Kanata Centrum: big-box retail, restaurants, Cineplex
- Centrepointe and the Canadian Tire Centre (Senators home games still pulling, though arena future is uncertain)
- Brookstreet Hotel and golf
- South March Highlands conservation area — significant greenbelt
- Bridlewood Mall (more local)
The Kanata downsides
Two real ones:

Commute to downtown. With the Confederation Line not extending this far west yet, peak-hour commutes to downtown can run 45 minutes by car. The 417 from Kanata can be miserable.

Distance from urban culture. If you eat out four nights a week or want to walk to ByWard or the Glebe, Kanata is the wrong choice.
What I'm seeing in 2026 transactions
Family detached under $800K in Bridlewood and Glen Cairn moves in 14–22 days, often with 2–3 offers. Higher-end Kanata Lakes product over $1.2M takes 45–60 days and frequently negotiates 3–5% off ask.
The sweet spot for value remains the older detached stock in Glen Cairn and Bridlewood — homes built 1990–2005 that are well-maintained but not renovated. Buyers can update over time without overpaying upfront.
