Hintonburg: the most interesting neighbourhood in Ottawa right now

If Westboro is what Hintonburg will be in ten years, Hintonburg in 2026 is the most interesting transitional neighbourhood in the city. It has the breweries, the restaurants, the art, the festival energy — and it still has the older stock and grit that makes it feel like a neighbourhood rather than a destination.

Average sale price 2026: ~$895K.

Who Hintonburg suits

  • Young professionals and creatives
  • Buyers willing to trade lot size for walkable culture
  • Restaurant industry workers (lots of late nights on Wellington)
  • First-time buyers stretching from condo to townhouse

Pricing in 2026

  • Condos in newer buildings: $440K–$640K
  • Older two-bed condos: $380K–$520K
  • Original 1920s–1940s singles needing work: $700K–$850K

The Wellington West / Parkdale spine

The commercial strip runs from Carling/Holland to Bayswater along Wellington Street West, then continues into Wellington West / Westboro. The Hintonburg portion in 2026 includes:

  • The Wellington Diner, Supply and Demand, El Camino, Pure Kitchen
  • Wellington Gastropub (institution)
  • Parkdale Public Market (Saturday morning ritual)

It's the most concentrated stretch of independent culture in Ottawa west of the canal.

Hintonburg schools are average to good — not the standout you'll find in The Glebe or OOS. Many Hintonburg families opt into French immersion or alternative programs.

The Tunney's Pasture LRT effect

Tunney's Pasture LRT station is on the eastern edge of Hintonburg. Downtown is one stop away — about 6 minutes. This proximity has been a major price driver and is reshaping the buyer pool to include more downtown-commuting professionals.

The infill story

Hintonburg has experienced the most aggressive infill development in Ottawa over the past decade. Original 1920s singles on 33-foot lots have been replaced by modern three-storey semis with rooftop terraces, often $1.0M–$1.2M each. The neighbourhood feels noticeably denser than it did in 2018.

Builders to know in Hintonburg: Lockwood Brothers, Tamarack (limited), Astro Design and Build, several boutique infill specialists. Quality varies significantly — get specific references.

Any new Hintonburg infill should carry Tarion New Home Warranty:

  • 1 year on workmanship and materials
  • 2 years on water penetration, electrical, plumbing, heating
  • 7 years on major structural defects

What's been moving in 2026

New infill semis and detached have been the volume story. They appeal to a specific buyer — modern, low-maintenance, urban — and that buyer pool has been steady. Average DOM 14–22 days on the new build product.

Older original stock has been the value play. Buyers willing to renovate are finding 1930s singles in the $700K–$820K range that can be transformed for another $200K–$350K, ending up with a custom home for less than buying new infill.

Hintonburg in 2026 is where I send buyers who want the lifestyle of Westboro but $200K less for similar new product, or who want character-rich older homes they can update. The 5-year trajectory is strong.
