Barrhaven: the south-end suburb that keeps growing
Barrhaven now houses about 95,000 people and continues to expand south and west. It's Ottawa's quintessential family suburb — newer construction, large lots in some pockets, strong schools, and the south-end commute that LRT Stage 2 will eventually transform.
Who Barrhaven suits
- Growing families wanting newer-build detached homes
- Federal government employees commuting to south-end and downtown offices
- First-time buyers looking for townhouses with quality construction
- Buyers willing to trade urban access for square footage and a backyard
Pricing in 2026
- Longfields townhouses: $560K–$680K
- Longfields and Chapman Mills detached: $700K–$830K
- Half Moon Bay detached: $750K–$920K
- Stonebridge detached (golf course community): $850K–$1.2M
- Stonebridge executive: $1.2M–$1.6M
- Heart's Desire and Cedarhill on the older side: $720K–$880K
Barrhaven average sale price in 2026: roughly $740K.
The Trillium Line Stage 2 effect
The Trillium Line (Line 2) south extension to Limebank reached service in 2025. While Limebank is technically in Riverside South, the impact spills into Barrhaven. Bus connections from Barrhaven to Limebank station have shortened the downtown commute meaningfully for buyers who use transit.
A direct LRT extension to Barrhaven proper is in long-range planning. When it comes — likely 2030s — it will reshape Barrhaven pricing the way Stage 2 east is reshaping Orleans.
Schools
Barrhaven schools are a quiet strength:
- Longfields-Davidson Heights Secondary — strong academics
- John McCrae Secondary — popular, especially for athletics
- Mother Teresa Catholic High School
- St. Joseph High School
- Numerous quality elementary schools, with multiple French immersion programs
School catchment matters a lot in Barrhaven. Stonebridge and Half Moon Bay tend to be most desirable for John McCrae access.

The Vimy Bridge factor
The Vimy Bridge over the Rideau River opened in 2014 and meaningfully shortened Barrhaven-to-Riverside South-to-airport drive times. Homes on the east side of Barrhaven (Half Moon Bay, parts of Stonebridge) benefit most from this access.
What's been moving in 2026
The story in Barrhaven is consistent volume in the $700K–$850K detached bracket. Newer Half Moon Bay product moves in 18–28 days at full ask or close to it. Older Longfields townhouses move similarly fast in the $580K–$640K range.
Where Barrhaven has slowed: executive product $1.2M+ in Stonebridge. The buyer pool at that price point in 2026 is smaller and frequently looking at Westboro or Old Ottawa South where lifestyle access compensates for smaller homes.
The Barrhaven tradeoffs

- Commute to downtown by car can be 35–50 minutes at peak
- Limited walkable urban character

If you're growing a family and need real space, Barrhaven 2026 is the most house for the money in Ottawa. Stonebridge for executive lifestyle, Half Moon Bay for newer family detached, Longfields for entry townhouses, Heart's Desire for older value.
